RM West

I was a resident here for 4 years through 3 different property management companies (NorthPoint [great!], Lincoln Property [not so good]> Horizon [okay]). With Horizon, Jessi in maintance and Meagan in the office are great! The property wouldn't be as friendly without those two. :) The River Market is a great area and downtown is super accessible. It's nice having a pool onsite and how often it's open is dependent on how residents treat it (i.e., no glass or other incidents impacting chemical levels). Views from the Phase II (237) are a crowd pleaser! While Phase II is newer, the construction materials of the units seem cheaper than Phase I. There are short-term rentals (i.e., Airbnb) at this property. Hallways often smelled of marijuana. Like any wood frame complex, noise can be heard from neighbors above and next door. Valet Trash not consistently reliable. I was not charged any move out fees with my lease with Horizon beginning 2022. Phase I (228) parking is paid to RM West but the attached garage is not managed by them; there had been turnover over of this management at least twice during my time. The public can pay to enter the garage so it should not be considered secure. My car was sideswipped and broken into once each. Police reports and property management notified each time. Reviews mentioning Dialo, Alexis, Leah, are from Lincoln Property's time & reviews mentioning Jessica or Shelby are from NorthPoint's time.

If you're looking for an apartment in the River Market, or even in KC, look no further. RM West is the one. Their maintenance staff is so thoroughly dedicated, they not only fixed my washing machine but finished my wash AND began the dryer while I was at work. I didn't even ask of that, they just surprised me with it. The leasing team is phenomenal. Knowledgeable, communicative, and friendly. Couldn't ask for a better team. Finally the place is just modern but "homey". You don't feel like you're stepping into a modern apartment devoid of emotion, but a home. I've never been as impressed with an apartment complex like RM West. Couldn't recommend anywhere better. This is the place!

I've only been here for a week now, but I can already feel a tremendous difference in my quality of living. Within walking distance there is the City market, as well as a number of stores, restaurants, bars. The riverwalk is close too. The pool has been a lifesaver during these hot quarantine days, and I very much plan on using all the other amenities as well. The apartment itself has a "new" smell to it, that I keep getting surprised by every time I walk in. I love it!

Diallo has been very helpful and he genuinely cares about the people in our community. He is professional, thorough, honest and communicates adequately when explaining things. As a result of his great work ethic, he has a confidence that makes him both professional and fun simultaneously. He is always positive and a joy to work with! Alexis and Leah always greet me when I see them and help if needed. The service team is also very positive and helpful and they are quick to get things fixed, specifically Josh and Blane. Johnny is always cleaning something around the building so it's always nice looking. the tenants are considerate and quiet which adds value to the community and makes a great place to call home. The building is well maintained and beautiful, and the team as a whole has shown an exemplary work ethic and as a result I am very happy living at RM West!

Management is extremely unorganized. Employees either call out or are not simply present in the building. They also don't answer calls or get back to you in a timely manner. The employees spend more time planning little events for the complex (that no one asked for) than actually doing their job. The building itself is dirty. When touring pay attention to the poorly painted walls and scratches inside of the apartments. The walls are extremely thin and you can hear everything. If they try to trick you into getting to stay on the first floor, then you will hear everyone coming in and out every night. It is truly not worth the money. You pay over $1,000 and that does NOT include parking, wifi, water bill, etc. You pay $25 for your trash to get taken out when they forget to do it half the time, which makes the hallways stink up. The building is poorly built. One of the places that is cheaply made and looks good from a distance but once you start living here you see how poor the quality is. Definitely do not recommend living here, especially if you have a family.
